It can. Properties on the lake tend to hold more moisture in the soil near the water's edge, and shade from mature trees around the pond changes what grows well versus a full-sun yard elsewhere in town. Overwatering is actually a more common issue on pond-front lots than underwatering, since people assume proximity to water means the yard needs less attention when it's often the opposite. It varies more than people expect. Areas closer to the beach in Dennisport and West Dennis tend to be sandier and drain fast, while some inland and pond-adjacent spots hold moisture longer and have more organic matter built up over the years. That's part of why we test and assess the actual lot rather than assuming one soil type applies across town.
